Crime Watch Alerts -  Report any vandalism or unusual activity to the Sheriff Department's non-emergency phone number: 713-221-6000. Please visit our Documents section for safety and security tips.

Neighborhood Cluster Mailboxes
The post office is no longer taking responsibility for the replacement of vandalized or damaged mailboxes. It is now the HOA's responsibility for their maintenance and replacement. If your mailbox has been vandalized please contact Sussan Summers at sussan.summers@montagecs.com or 281-232-7659. Please provide the location. Pictures are most helpful.  It takes 3 to 5 weeks or order and have the new mailboxes installed.

Clean Up After Your Pet
Dog droppings left in our parks is becoming a problem. Not only does it stink, it's easy to step on and causes pollution. Please do not leave your pet droppings behind.

Store your Trash Out-of-Sight
Trash/recycling should only be brought to the curb the evening before pickup. Trash/recycling that is not stored out-of-sight may get the homeowner a deed restriction violation letter and possible fine. Our inspection process has been modified to more closely monitor this problem.

Deed Restriction Violation Policy
The Board of Directors is responsible to enforce adherence to the the Architectural Control Committee regulations. In doing so, the Board established its deed restriction policy in accordance with Section 209 of the Texas Property Code.

The resolution setting forth the policy states:
1. Impartial inspections and at least 2 notification letters on the violation
2. Notice of Non-Compliance, including right to a hearing, mailed certified and first class, from the Association through its agent, Montage Community Services.
3. Hearing
4. Attorney Demand Letter
5. Lawsuit
6. Reimbursement of all fees, charges and attorney fees as provided by law

The cost of these enforcement steps is paid by the Association and charged back to the account of the delinquent homeowner for reimbursement to the Association. It is the Board's desire to enforce the policy effectively and impartially. If you have any questions or concerns about the policy or the methods of implementation, please contact Montage Community Services at 832-600-4142.

Pool Card Problems
If your pool card does not work, the first thing to do is make sure the card is being inserted correctly. The blue Secura Key writing must be facing you and the arrow must be up when you place the card on the reader. If it is still not working, go to the Contacts Us page and send a message to the HOA Board telling us the date and time you attempted to use the card, which pool(s) you tried to access and your card number. The card number can be found on the back of the card (photo) in the lower left corner. It starts with either 4, 5 or 6 zeroes. You will be contacted about your card.
