Clean Up After Your Pet
Dog droppings left in our parks is becoming a problem. Not only does it stink, it's easy to step on and causes pollution. If that doesn't get your attention maybe the $75.00 to $500.00 fine for violating the Houston Code of Ordinance Section 6-24 will make you think twice about leaving your pet droppings behind.
Your board is looking into placing pet waste stations in all our parks. In the meantime, clean up after your pet!

Store your Trash Out-of-Sight
Trash/recycling should only be brought to the curb the evening before pickup. Trash/recycling that is not stored out-of-sight may get the homeowner a deed restriction violation letter and possible fine. Our inspection process has been modified to more closely monitor this problem.
Deed Restriction Violation Policy
The Board of Directors is responsible to enforce adherence to the the Architectural Control Committee regulations. In doing so, the Board established its deed restriction policy in accordance with Section 209 of the Texas Property Code.
The resolution setting forth the policy states:
1. Impartial inspections and at least 2 notification letters on the violation
2. Notice of Non-Compliance, including right to a hearing, mailed certified and first class, from the Association through its agent, SCS Management Services, Inc.
4. Attorney Demand Letter
6. Reimbursement of all fees, charges and attorney fees as provided by law
The cost of these enforcement steps is paid by the Association and charged back to the account of the delinquent homeowner for reimbursement to the Association. It is the Board's desire to enforce the policy effectively and impartially. If you have any questions or concerns about the policy or the methods of implementation, please contact Alicia Newby or Patty Weber at SCS Management at 281-463-1777.
